In
2001, China won the bid for the 2008 Olympic Games and succeeded
in assessing into WTO. Pursuing the great business opportunity in
Beijing and the huge potentials of CNSC¡¯s geographical location

CNSC started to reposition and optimize its current assets of the
headquarters through years of construction, renovation and expansion.
The project aims to form a cluster of complex buildings combining

Fortune Tower is designed to be an ¡°AAAAA¡± class intelligent office
building. It is 109.8 meters high with 27 levels above the ground
and a 4-level basement underground, covering the area of 82,897m2.
It is the landmark in the east of Asian-Olympic Games business Circle.
The construction was started in 2003 and will be completed for operation
in 2005.
1. Advantageous geographical location.
Situated in Asian & Olympic Games business circle, Fortune Tower
is less than 2 kilometers away from Olympic Garden, 100 meters from
the north section of the fourth ring road and 20-minute drive from
Beijing Capital Airport. There are more than a dozen of bus lines
passing by. The subway Line 5 (to be completed before 2005) is located
to the west of Fortune Tower with the subway Line 13 to the east.
The telecommunication facilities in this area are also convenient
for the clients to benefit in their business.
2. Modern office surroundings. The combination
of the first
and the second floor into one entrance hall presents us with a lofty
space. The first floor is paved with imported slates and metope
coursed with imported tiles that are elegant and luxurious enough
to manifest the prestige and strength of its dwellers. The public
sanitary areas are decorated with the imported bricks and ceramic
tiles. All the restrooms are equipped with top quality facilities.
The stainless rotating doors are disposed at the entrance and exit.
On the second floor, a diversified catering service is provided

of different styles including Chinese and western cuisine or Japanese
food.
From the 3rd through 27th floor, each individual floor covers an
open space of 2,190m2 in terms of construction size and 3.6m high
in-between the floors. After decoration, the net height of each
floor is 2.7m. This design constitutes ideal offices for large/medium
state-owned enterprises, social establishments, foreign firms, joint
ventures and local companies. Hot water is available 24 hours a
day for 4 VIP restrooms on each floor through a piping system, which
largely upgrades the nobility and strength of the tenants.
On the first level underground are equipment rooms, a dinning hall
of satellite style and a parking lot. Form level 2 to level 4 is
an all around parking lot for 488 parking spaces available in all
weathers.
3. Intelligent facilities. To meet the demands
of enterprises and multi-national groups in their development and
to adapt to the international environment of commerce and competition
in 21st century, Fortune Tower is designed and constructed up to
the standard of ¡°AAAAA¡± intelligent office buildings:
The most advanced technology in the world today is adopted in the
light current system, integrating the building automation system
(BA), office automation system (OA), communication automation system
(CA), fire automation system (FA) and safe automation system (SA)
into Fortune Tower.
The world famous air conditioning equipments are used to provide
all air circulating system for the first and second floor. For 3rd
floor and the above, the ventilation is reinforced through a series
of installed air refreshing units and fan coil units to guarantee
a year round comfortable working environment.
The original Japanese-made ¡°Mitsubishi¡± brand passenger elevators
are installed to operate respectively for the upper and lower floors.
The elevators adopt the latest invention of massive control system
of artificial intelligence, taking full advantage of ¡°nerve¡± censoring
networks and adjustment units to improve the efficiency of passenger
delivery during rush hours. This ensures an average waiting period
of passengers no more than 30 seconds (calculated based on 100 persons
on each floor). For the time being, Fortune Tower is the only building
equipped with the elevator control system in the northern part of
China.
4. Warm color outlook. Warm color slates and temper glasses
are chosen to furnish the facade of the building, which reflects
the architectural philosophy of: ¡°simplicity, clarity, dominance,
elegance without losing steadiness, up-to-date with characteristics
of present time, but endurable in historic tribulations¡±.
5. Maximum usage. Fortune Tower is characterized with its
core canister structure. Inside the building, there are not any
supporting pillars in structure. The layout is in square shape at
a depth of 14m, giving a flexibility to divide for office areas
in different sizes and to expand for various purposes at any time.
The average rate of space usage reaches 81.7%.
